What are yours? At Coastal Premier Realty we try to train our tenants to leave the property they are renting in as good as shape as when they moved in. The training starts at the lease signing. In your lease you should have provisions that tell your tenant how you expect the property to be left. When your tenants move out it should not be up to you to pay for any unreasonable wear and tear of your property. You should spell out in your lease agreement the tenants obligations for the care and maintenance of the property. Contrary to the popular belief of your tenants you are not responsible for damages that they create. For example if a tenant stops up the toilet by flushing paper towels and you have to call a plumber that is an expense that they should incur.&lt;br /&gt;&lt;br /&gt;To help your tenant understand there obligations its important that you train them at the lease signing and move in process. Make sure you go over the provisions in the contract and allow them to ask any questions. you should also have provisions in their lease agreement that your tenant must have the carpets professionally cleaned and you may even require the tenant to hire a professional cleaning service to thoroughly clean your property. You will also want them to have the electricity turned on when you do your final walk through inspection. You will need it on to make sure all the appliances and electrical switches are not damaged and in good working order.&lt;br /&gt;if you find damages when you are moving your tenants out be fair and don't over charge them. Let your tenant know up front there will be money taken out of their security deposit and the reason why. Most tenants if you tell them what you expect at the beginning of the rental will not complain when you have to with hold funds out of their security deposit for legitimate damages.&lt;br /&gt;&lt;br /&gt;At Coastal Premier Realty we will always take the extra time at move in to give our rental talk to tenants. When screening potential tenants you will want to ask the usual questions, can this potential tenant pay, have good credit scores, good rental history, and are any pets acceptable. I would suggest you also ask yourself 'would this property be better vacant or to rent to the potential tenant'. You will want to ask this question to make sure you are really renting to good quality tenants. Too often I find that landlords want to reduce vacancies to the point that they will overlook poor qualities in potential tenants just to get them to move in.&lt;br /&gt;&lt;br /&gt;I have been burned by poor tenants in the past because I was more concerned about having a vacant property and getting the first person in the door to get rid of that vacancy. Many potential tenants have pets, so allowing pets makes your property appealing to a greater larger amount of potential tenants. The more potential tenants wanting to rent your property the higher the chances of renting your home faster. Tenants with pets also may pay higher rental rates and higher security deposits.&lt;br /&gt;&lt;br /&gt; When renting to tenants with pets there is  a greater chance of damage to your home.  It may be difficult to recover the full replacement cost for damaged items that were not brand new when the tenant moved in. These damaged items may be carpet, window and door screens, molding, furniture and appliances.  It is unlikely that a tenant's deposit would be enough to pay all the potential damages that are more likely when a pet is involved in the apartment. If the deposit does not cover all damages you will have to go to court to try to recover additional monies from your tenant to satisfy the damage costs.&lt;br /&gt;&lt;br /&gt;Allowing or not allowing pets is a decision that only the owner can make. Property Managers take directions from the owner of the property. We have owners that rent to pet owners and those who do not.  We find that allowing renters with pets will get your property occupied faster. Making your property safer will be noticed by potential tenants. I wanted to share a few suggestions that we use on our properties at Coastal Premier Realty.&lt;br /&gt;&lt;br /&gt;First add outside lighting to deter crime on your property. Lights with motion detectors are inexpensive additions that will stop intruders on your property. If you are showing your rental during the day make sure you point out this feature. Drive by your property at night to spot potentially trouble areas for lighting.&lt;br /&gt;&lt;br /&gt;Next you want to asses your landscaping. Overgrown landscaping is a easy place for potential intruders to hide. Overgrown trees can also block views of your building that will prevent others from seeing suspicious activity and reporting it to the police. Take a survey of your property and see if you can trim your landscaping to give better views of your property to prevent areas that intruders could hide.&lt;br /&gt;&lt;br /&gt;These two tips are simple, cost effective and will be noticed and appreciated by your tenants. Property owners advertising their properties on various online classified websites are often targets of this scam. The scam is that a potential renter will want to take your apartment but is relocating from overseas or from across the country. The renter will want you to send part of the money he/she sends you to pay to his/her interior decorator. They will have a pretty convincing story on how their employer will only write one check to cover all of their relocation &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;expenses&lt;/span&gt;. They will provide you with their &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;company&lt;/span&gt; info and it usually will be a vague website that could be true. Well the interior decorator is part of the scam too. If you accept that potential renters check deposit it and pay the interior decorator they will &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_2"&gt;disappear&lt;/span&gt;. What is worst is that you will be notified by your bank that the check you deposited is not valid. That is the basic scam there are currently variations floating around as well- So be careful.&lt;br /&gt;&lt;br /&gt;In advertising and renting properties for my clients I have been sent numerous emails from individuals using this scam. No of course there may be exceptions and there may be &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;legitimate&lt;/span&gt; people that may want to rent from you and ask you to do this. Just be very careful!! The majority of the economy is dependent on tourism. The tourism industry creates lulls in long term rental activity. The most ideal time to have a vacant property is in the summer months when renters are more plentiful. There are several reasons for the increase in the summer months some being renters tend not to move during the winter holidays, less available money in the winter because hours are cut, more renters are in the area because there many more jobs in the summer, some landlords accept short term rentals that decreases the supply for long term rentals.&lt;br /&gt;Now that we are approaching the non desirable season to get your rental occupied, use these tips to help you get your unit rented before other similar units available. These Tips may take extra work than just putting a sign in the yard and waiting for calls but are essential in our current rental environment.&lt;br /&gt;1) Print Advertising. Getting your property rented is a numbers game. You must get your property in front of as many potential renters as possible. Print sources of advertising can be newspapers, signs and posters. Besides newspapers you should also put up advertisements on community bulletin boards wherever you can find them (usually in grocery stores, hospitals, large employers).&lt;br /&gt;2) Internet Marketing. Online marketing is a great to help in your search of tenants. Free classified ad websites such as &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;Craigslist&lt;/span&gt;.com and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;oodle&lt;/span&gt;.com can provide many rental leads. Also Social networking sites like &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;MySpace&lt;/span&gt; and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;Facebook&lt;/span&gt; are great ways to reach more computer savvy tenants. Make sure to provide as much information as possible on these ads and always include pictures.&lt;br /&gt;3) Prospect your friends and co-workers. Two overlooked sources to find tenants are your friends and co- workers and friends. These two groups of potential referral sources will mostly send you qualified people that they will trust. Print out business cards with your property address, property information and basic contact info. Give these cards to your friends and family and ask them to help you by passing them out to people you know in housing.&lt;br /&gt;4) Show your units in move in condition. Make a list of all repairs that need to be completed before a tenant moves in. make all those repairs before you even show the property. Potential tenants will appreciate that you take care of your property and will be more willing to move into it.&lt;br /&gt;5) Make your unit sparkle. A Clean unit will show that you take care of your properties. Clean your unit thoroughly. Don’t forget to clean inside cabinets, the oven, microwaves, windowsills, and in closets. A clean unit will impress potential tenants and you be put higher on the list of properties they are considering.&lt;br /&gt;6) Professionally clean your carpets. The first thing that will be noticed in your property by potential renters will be the way your carpet looks. Professional cleaning can really improve the quality of the way your carpet looks. If you can get rid of stains in your carpet you may want to consider replacing it.&lt;br /&gt;7) Spruce up your apartments “curb appeal.” The outside appearance of your property is the first impression you get to make when potential tenants come to view your property. Make sure the landscaping is taken care of, grass mowed, trees are not overgrown and walkways are swept clean. Plantings can also be used to make the property feel more welcoming.&lt;br /&gt;8) Be flexible with your lease terms. During an off rental season it is very important to be flexible with your lease terms. Try offering a 6, 9 or 10 month lease. Or if times are tougher you may want to try a month to month lease. Another strategy is to offer incentives for move in. Offer a free month’s rent or offer to give money towards moving expenses. Tenants will choose your apartment over others if incentives are offered.&lt;br /&gt;9) Be flexible on your down payment. One reason why many people will choose not to move during the winter months is because they cannot make enough money for a deposit and first month’s rent. Even if they are great tenants and will get their deposit back from the last rental, that money will not be available for them for as much as 30-40 days. Lowering your deposit amount will help potential renters in your situation afford to move into your house.&lt;br /&gt;10) Be prepared to answer questions. When you do make contact with a potential renter make sure you can answer their questions. Have all pertinent info on your property available so you can provide the information. If potential tenants cannot obtain the information on your property quickly they will lose interest.
